Amenities fees in The Villages are about $140/month. Those fees cover everything from recreation centers, to executive golf courses, tennis courts, swimming pools, etc. Fees can not increase more than the CPI each year. We've lived in The Villages for almost 7 years and LOVE it. It's a very active life style with hundreds of clubs and activities each week.

Pierre,
Exactly one year ago, two of us participated in a "Discover Scuba" (free) course. The air was a chilly 64, but the HEATED pool was 84 degrees F. What a great time we had! Covered is great; heated is better!
We have many recreational areas, each with heated pools, Bacci, shuffle-board, etc. areas, and there are many enjoyable activities available daily (I don't golf, but I fly RC planes, ride my bicycle, SCUBA dive, just finished a CPR course, and enjoy many of the community activities here (I am headed to the "Chili Cook-Off later this morning!).

I honestly believe you cannot beat The Villages for ANY amount of money.

I have wondered about the amenities fees as well. Is there a detailed list compiled for it? I woudl not be surprised if the fees and when the community is established (newness) come into play in the "Top-selling" status.

The number or newly constructed homes does not appear in my list or criteria. On top or the list is: is there a covered pool? Some Winter days are chilly in Florida. Of course, the preferred community must also feature an outdoor pool. Next, what are other services around in terms of shopping, dining, medical and indoor/outdoor leisure activities. Is there a lake nearby where we can go walk around. Is it away from a hurricane corridor? HOA fees are less important than home insurance fees on my scale. When the commmunity is safe and home owners do not even bother install window shutters, it is very revealing. Landscape is also high on my list.

I was wondering about amenity fees in the various communities on the list? I am always impressed by how minimal our's are when compared to the benefits we receive. That is said because of friends that have checked out other communities and found fees that are much higher, and not many lower.

Hi Lynn - That may be so. Zillow includes resales though. This list only includes new home sales. If resales were taken into account The Villages' total would be much higher.

Thanks for this advise! I just looked at a listing of a house that my wife and I liked very much. We were about to make an offer thinking that the process was a lot simpler and quicker that this.

I currently live out of state but am thinking I'd like to buy a condo in FL and since so many properties seem to be sort sales, I appreciate the advice in this article. I'd like to be a "snowbird" for a while with the idea of moving to FL full time later. Especially being out of state, it is a little overwhelming tying to evaluate properties and different communities in FL.
