Builder Magazine has released their annual list of the Top 100 builders ranked by new home closings, and we’ve created this round-up of builders working on active adult communities in Florida that made the list.
The most notable of course has to be The Villages which came in at #19 on this year’s list with 2,601 closings.
They weren’t the highest selling builder in Florida, but they were the highest selling community (in the country in fact…not just Florida), and its pretty remarkable that they ranked this highly on the list considering they only build in one location, whereas most of the others build in several locations.
Here are some of the other builders that made the list.
Lennar Corp. came in at #2 on the list overall with just over 21,000 home closings last year. As far as Florida active adult communities go, Lennar is working on Traditions in Winter Haven, Heritage Isle in Viera, and Heritage Hills in Clermont.
PulteGroup (Del Webb): #3
Del Webb Florida was #3 overall on the list with 17,196 new home closings. There are several Del Webb communities in Florida including Del Webb Lakewood Ranch (coming soon), Del Webb Orlando, Tidewater by Del Webb (coming soon), Del Webb Stone Creek, Del Webb Southshore Falls, Del Webb Naples, and more.
Ryland Group: #5
Ryland closed 7,677 new homes nationwide last year, and they just announced that they are going to be building a 400 unit active adult section of Harmony. Harmony is a master-planned community about 25 minutes from Orlando International Airport and 50 minutes from downtown Orlando. Harmony is currently home to about 700 families but it is slated to be around 15,000 residents at buildout.
Taylor Morrison: #7
Taylor Morrison had 6,796 new home closings last year. Taylor Morrison currently builds their active adult product in four states: California, Colorado, Texas and of course Florida. “Esplanade” is Taylor Morrison’s line of active adult communities here in Florida and they have several locations including Naples, Tampa, Sarasota and more.
K. Hovnanian: #8
K. Hovnanian (often referred to as “KHov” for short) had 5,896 closings across the country last year. They are widely known for their “Four Seasons” active adult communities. They are currently developing one Four Seasons community in Florida called Four Seasons at Parkland (near Boca Raton) which is coming soon. They also build in the 55+ community Tampa Bay Golf and Country Club.
Shea Homes: #18
With 2,728 new home closings in 2014, Shea Homes occupies the 18th spot on the list. Shea Homes is known for their “Trilogy” brand of active adult communities, and we’ve written about their community Trilogy Orlando several times here as they are one of our featured communities. Shea Homes also recently opened Trilogy at Ocala Preserve, which we hope to bring you more information about very soon.
The Villages: #19
We mentioned The Villages in our intro., so not much more needs to be said. It’s the most popular community in the country right now and it looks like it might stay that way a little while longer. We predicted that as they neared build-out that sales would slow, but that has not happened as much as we thought and they always seem to be able to find additional adjacent land to keep the development going, so who knows.
GL Homes: #37
At any given time GL Homes builds and develops around 10 communities around the state, mostly in the West, Southwest, and South Florida markets. They clocked in with an impressive 1,149 new home closings in 2014. They currently have two communities geared towards active adults, Valencia Cove in Boynton Beach and Valencia Lakes in the Tampa area.
AV Homes: #44
The first developer on this list with less than 1,000 closings in 2014 is AV Homes. As far as active adult communities in Florida go they currently develop Solivita near Orlando and Vitalia at Tradition which is in Port St. Lucie.
Kolter is a new addition to the Builder 100 list this year, landing themselves around the middle of the pack with 682 new home closings in 2014.
Kolter has nearly 20 communities in Florida at present, but only one is deemed active adult, and that is Cresswind at Victoria Gardens in DeLand.
WCI Communities: #56
WCI moved up quite a bit this year from their spot at #74 last year, closing on 644 homes in 2014. Similar to Kolter mentioned above, they build in a number of communities in Florida, but only one is 55+. That community is called Pelican Preserve and it’s located in Fort Myers.
Minto Communities: #66 in 2014
Not quite sure what happened with Minto not appearing on the list this year. They were #66 the previous year with 558 new home closings and I’m certain they sold enough to make the list again this year. Sometimes though, builders aren’t able to get their sales numbers reported to the magazine in time, thus, they don’t make the list, which is likely what happened here.
Minto is well represented here on our site with Sun City Center, LakePark at Tradition, and TownPark at Tradition all on our featured communities list.
ICI Homes: #71
Our friends at ICI reached #71 on this years list with 523 new home closings. That’s up from their place at #98 last year. While ICI doesn’t have any age-restricted active adult communities, many of their communities appeal to active adults and are featured on our site, including Plantation Bay and Amelia National.
And there you have it. A list of builders who made the Builder 100 List that are working on active adult communities in Florida.
