WaterSong at RiverTown Retirement Guide

WaterSong at RiverTown is a 55+ community in Northeast Florida.

Situated almost equidistant between Jacksonville and St. Augustine, the RiverTown master-planned community is located along the banks of the St. John's River, pictured above.

Like most master-planned communities, there are multiple neighborhoods within RiverTown, and WaterSong is the only one right now that is designated 55+.

The WaterSong neighborhood within RiverTown is being developed/built by Mattamy Homes, the largest private homebuilder in North America.

While Mattamy builds thousands of homes every year in many different communities, WaterSong is their first effort at developing a community for the 55+ market.

WaterSong sits on about 260 acres, and once completed, will feature approximately 800 villas and single-family homes.

Nobody sets out to open a new community in the midst of a pandemic, but that's what happened with WaterSong at RiverTown.

They opened for sales in March 2020, but like most 55+ communities in Florida, the pandemic did nothing to hamper sales. 

They are already into their 2nd phase at the time of this writing in 2021.

Let's take a closer look!

Location

As I mentioned, WaterSong at RiverTown is situated along the banks of the St Johns River, and just minutes from I-95.

Here's how far WaterSong at RiverTown is from some popular local places:

  • Downtown Jacksonville: 28 miles/35 mins.
  • Jacksonville Intl Airport (JAX): 42 miles/49 mins
  • Jacksonville Beach Pier: 30 miles/39 mins
  • St. Johns Town Center: 22 miles/29 mins
  • St. Augustine: 23 miles/38 mins

Jacksonville is home to several museums, lots of great restaurants, pro sports and entertainment, and high quality shopping.

Popular attractions in St. Augustine include Castillo de San Marcos, the lighthouse, great restaurants, and some of the nation’s most outstanding Spanish architecture.

St. Johns County itself offers plenty of places to enjoy the outdoors with its many parks, beaches, fishing spots, and golf courses.

Nearby golf options include Cimarrone Golf Club and St. Johns Golf Club. Then of course there's World Golf Village in St. Augustine (13 miles/22mins).

Florida is the boating capital of the world, and St. Johns County offers several marinas for dockage, storage, repair and supplies. Outside of RiverTown, there are several parks that provide access to the St. Johns River for pier fishing or to launch a boat.

And if great medical care is one of your top priorities, you've got plenty of great choices here, including:

Mayo Clinic: 25 miles/32 mins

UF Health Jacksonville: 31 miles/38 mins

Baptist MD Anderson Cancer Center: 28 miles/35 mins

Now let's take a closer look at the community itself.

Community and Amenities

The homes and lifestyle features at RiverTown are being built using eco-friendly practices and take full advantage of the peaceful views and the riverfront location.

There are miles of interconnected trails and pathways that connect the various neighborhoods with RiverTown's amenities.

Because WaterSong at RiverTown is essentially a “community within a community” we'll take a look at both RiverTown's amenities and WaterSong at RiverTown's amenities.

Mattamy offers 9 different Attached Villa and Single Family home floorplans. The smallest is a 2 bedroom, 2 bath, 2 car garage villa with 1,431 sq. ft. of living area. The biggest is a 3 bedroom, 3 bath, 3 car garage with 2,554 sq. ft. of living area.
