Florida Panhandle 55+ Communities
Latitude Margaritaville Watersound – Watersound, FL
Latitude Margaritaville Watersound is another Jimmy Buffett-style community that is located about halfway between Panama City Beach and Miramar Beach. In addition to all of the standard Margaritaville amenities, residents here will also enjoy access to some of the best beaches along Florida’s Gulf Coast.
The smallest homes at Latitude Margaritaville Watersound are called Cottages (Conch Collection) that range in size from 1,204 a/c sq. ft. to 1,466 a/c sq. ft.
The next size up are Villas (Caribbean Collection) that range in size from 1,503 a/c sq. ft. to 1,862 a/c sq. ft. After that there are two different collections of Single-Family Homes which max out at around 2,500 sq. ft. Prices start in the $300k's.
Camelia Oaks – Tallahassee, FL
Camelia Oaks bills itself as Tallahassee’s first 55 and better community. I’m not sure why it took so long for Tallahassee to get a 55+ community.
Located on the northeast side of Tallahassee, Camellia Oaks is close to hospitals, offers convenient access to I-10 and a direct route to the State Capital.
The clubhouse at Camelia Oaks features a fitness center, yoga studio, card/game room, and an outdoor pool overlooking a lake.
Homes range in size from about 1,500 to 2,200 sq. ft. Starting prices were not published on their website as of this writing, but I found a few resales online priced in the $500k range.

Northeast Florida 55+ Communities
Del Webb eTown – Jacksonville, FL
Del Webb eTown is a community of 346 single-family homes in Jacksonville that began construction in 2018. Plans here call for over five acres of amenities that include an 8,000 square foot clubhouse and a resort-style pool. Prices start in the $400k’s.
Del Webb Nocatee – Ponte Vedra, FL
Del Webb Nocatee is a new 55+ gated community in Ponte Vedra, which is in Northeast Florida, just minutes from Jacksonville and St. Augustine, and about 4 miles from pristine beaches.
The Canopy Club will offer luxury amenities just a golf cart’s drive away, including a zero-entry pool, pickleball courts, fitness studio, and even an onsite Tavern & Grill with private wine lockers. Prices start in the $400k’s.
Del Webb St Johns – St Johns
Announced in November 2023,Del Webb St. Johns will have around 760 single-family homes, an 11-acre amenity center featuring a clubhouse, on-site bar and grill, resort-style pool, pickleball courts and more. Pricing was not available at the time of this writing.

Del Webb Wildlight – Yulee, FL
Del Webb Wildlight is a new 55+ community scheduled to open soon north of Jacksonville in the Fernandina Beach/Amelia Island area. For those who plan to travel frequently, the community is only about 15 minutes from Jacksonville International Airport. You can expect to see the same types of homes and amenities offered in other Del Webb communities here in Florida. Prices start in the $300k’s.
Edenbrooke at Hyland Trails – Green Cove Springs
At the time of this writing in November 2023 this active adult community is not even open yet, but Lennar plans to build single-family homes ranging in size from 1,544 – 3,152 sq. ft. Pricing was not available at the time of this writing and it’s still too early to know what kind of amenities the community will have.

Everlake at Mandarin – Jacksonville

Stillwater – St. Johns, FL
Stillwater is a 55+ community by Lennar Homes located just off I-95 about 20 minutes south of downtown Jacksonville. Homeowners have access to exciting amenities, such as the Bobby Weed-designed 18-hole golf course and a community swimming pool. Plus, there are plenty of restaurants and shops nearby in St. Johns.

Watersong at RiverTown – St. John's, FL

Harmony Reserve is a gated community of 397 attached and single-family homes that is located just outside of Vero Beach along Florida’s popular Treasure Coast. Del Webb Minneola is a new 55+ community scheduled to open soon just north of Clermont. The community is only one mile from the Florida Turnpike, which makes getting just about anywhere you need to go in the greater Orlando area extremely easy.
