K. Hovnanian's Four Seasons at Orlando is a 55+ community in Southwest Orlando.
Located in Kissimmee, this is one of the few new Orlando area 55+ communities with golf course access, so if golf is high on your list, you might want to give this one a look.
Before we go any further, here are some quick facts.
Quick Facts:
- This is a gated, 55+ community with about 550 homes
- Golf is available, though not exclusive to Four Seasons at Orlando residents.
- There's a 12,000 sq. ft. clubhouse and activity center
- New construction homes are priced from the $500k's
- Resales are also available
Who Is K. Hovnanian?
I know the name K. Hovnanian is a mouthful (you can just call them “K Hov”)and may not be as familiar to some of you as some of the more popular names in the 55+ space, but they've been building homes and communities across the country since 1959 and are considered one of the pioneers (along with Del Webb) of the active adult, retirement community concept.
Four Seasons is their 55+ brand, and they are currently developing one other Four Seasons community here in Florida and more in other states like California, Arizona, South Carolina, and more.
Location
K. Hovnanian's Four Seasons at Orlando is located in the southwest part of the Orlando area in Kissimmee. As I've written before, the Kissimmee area is theme park heaven, and Four Seasons at Orlando is within 10 miles of Disney's Magic Kingdom, Epcot, Animal Kingdom, and Hollywood Studios. Sea World and Universal Orlando are just a bit further away.
Getting here from out of town is pretty easy with Orlando Internation Airport just 25 miles away. The community is situated just off State Road 429, about 2 miles north of I-4, and about 2 miles south of Margaritaville Resort Orlando.
Amenities
The list of amenities in Four Seasons at Orlando looks like what you'd expect to see in most 55+ communities:
Inside the 12,000 sq. ft. clubhouse which opened in 2019, you'll find a fitness center, ballroom, billiards room, arts & crafts room, a catering kitchen, and more.
Outside residents can enjoy a resort-style pool with lap lanes, tennis, pickleball, and bocce courts, and more.
There's a full-time Activities Director to keep everyone's calendar full.
I mentioned golf at the beginning of this review and Four Seasons at Orlando is within the Mystic Dunes Resort & Golf Club, so residents can access an 18-hole Championship golf course, though the golf course is not exclusively for Four Seasons at Orlando residents.
Homes and Villas
Four Seasons at Orlando features a mix of single-family homes and attached villas.
The current lineup of new single-family homes range in size from 1,969 sq. ft. to 2,445 sq. ft. and are all 3 bedrooms floorplans with 2-3 bathrooms and 2-2.5 garages.
This video gives you a look at one of the models called the Dominica, as well as a quick look at some of the amenities available to residents:
Different floorplans have been built here over the years which is why some of the resales you see listed fall outside of the criteria I just described.
