Solar-powered community Babcock Ranch is finally getting a 55+ neighborhood, called Regency at Babcock Ranch.
Why it matters: Located about 30 minutes from Fort Myers in Southwest Florida, Babcock Ranch has been one of the most popular communities among my readers, especially after news stories from CNN and 60 Minutes covered how well the community fared during Hurricane Ian in 2022.
Several of my readers have reserved homes at Babcock Ranch in the last few months, and I'm sure that even more will follow now that there is a 55+ option opening in 2023.

Regency at Babcock Ranch will reportedly have amenities that are exclusive to its 55+ residents, but it is unclear at the time of this writing what exactly those will entail.
Toll Brothers Active Adult
Toll Brothers is probably best known as a luxury home builder … their tagline is “America's Luxury Home Builder” … but they are quite active in the 55+ community space through their Active Adult division.
Right now they are building 55+ communities in several states, and most of them have “Regency” in their name.
Toll Brothers currently has one other 55+ community in Florida being developed in Palm Beach Gardens called Regency at Avenir.
Regency at Babcock Ranch will have a total of 495 homes spread out across three collections.
The Terra Collection will consist of 154 townhomes. These one-story townhomes will have 2-3 bedrooms, 2 bathrooms, and a 2-car garage. Sizes range from 1,602-1,804+ square feet. Prices are anticipated to start in the $300k's.
The Lago Collection will consist of 143 one-story single-family homes that will have 3 bedrooms, 2-2.5 bathrooms, and a 2-car garage. Sizes range from 1,917-2,400+ square feet. Prices are anticipated to start in the $400k's.
The Sol Collection will consist of 198 one and two-story single-family homes. You don't see a lot of 55+ two-story homes so it will be interesting to see how these sell. These homes will have 3-4 bedrooms, 2.5-3.5 bathrooms, and a 3-car garage. Sizes range from 2,386-3,000+ square feet. Prices are anticipated to start in the $500k's.
