Everyone has their number.
But “affordable” means different things to different people, so what I wanted to do in this article is give you a list of the cheapest Florida retirement communities, to the most expensive ones, broken down by starting price.
Now, as you probably know, many of the communities you’ll find in Florida have a wide range of price points.
Take The Villages for instance.
While you can find new homes starting in the $100k’s, you can also spend over $1 million if you were so inclined.
So just keep that in mind as you’re looking at this list.

Communities Under $100,000
Sadly, I don’t know of any Florida retirement communities selling new homes with prices starting under $100,000.
UNLESS of course you are willing to consider manufactured homes, and even in that case, it will probably put you in some of Florida’s lesser desirable areas. READ: In the middle of nowhere.
However, IF you absolutely must stay under $100k, you should consider looking at Florida retirement community resales by searching sites like Realtor.com and Zillow.com.
You may or may not find homes under $100,000 within a Florida retirement community, but perhaps you could find one close enough to an active community to allow you to enjoy some of the same benefits afforded residents.
For example, I don’t see any listed right now, but in the past I have seen some of the earlier manufactured homes in The Villages going for at or just under $100,000.
Now whether you own a $99,000 home or a $999,999 home, if you are a resident of The Villages you’re afforded the same rights and privileges as the next guy.
But even if you were to find something just a bit outside The Villages but within driving distance, you could enjoy many of the things that make living there so great, like the many restaurants, shopping and entertainment venues, and so on.
So once you’ve zeroed in one where in Florida you would most like to live, start by searching the sites I mentioned above and just see what pops up for you.
Communities $100,000 to $200,000
If you have more than $100k but less than $200k to spend, you’ve definitely got some great options available to you.
And that’s good, because according our recent reader survey 39% of our readers are hoping to stay within this price range.
Here are some Florida communities with starting prices between $100,000 and $200,000.
On Top of the World – Ocala, FL
At On Top of the World, active adults will find all they dream about and so much more. Located in beautiful Ocala Florida, On Top of the World residents can enjoy any schedule that suits their tastes – from activity packed to unhurried.

Solivita – Kissimmee, FL
Solivita is a national award-winning retirement community in Central Florida’s attraction zone, offering great natural beauty, vast recreational amenities and enough to do to keep any active adult as busy as you care to be.
At the time of this writing there is one new home floorplan that starts in the $190k range, but the other are not much more than that if you’re able to stretch the budget just a bit.
Because of its sheer size, Solivita is definitely one of those communities I talked about that will have a lot of resales available, and I know there are some available in this price range.
Arlington Ridge – Leesburg, FL

New construction buyers at Arlington Ridge can choose from multiple builders, which means that there are dozens of home styles and floorplans available here. Homes typically start in the high-$100s and can range up into the high-$300s.
Cascades at River Hall – Alva, FL

Just barely squeaking in to this part of the list (their least expensive home starts at $197k) is Cascades at River Hall just outside of Fort Myers, Florida.
With multiple builders that each offer a selection of styles and floorplans, the options are nearly unlimited at Cascades at River Hall. Those choices can be as small as 1,500 square feet, or they can range up towards a more comfortable 2,800 square feet. Depending on what you are looking to build, the prices can start in the high-$100k’s and move all the way up into the mid-$300s.
Covered Bridge – Lake Placid, FL

Located about two hours south of Orlando in Lake Placid, Covered Bridge is a community of 230 attached and single-family homes.
New single-family homes are available in eight different ranch-style floorplans that range in size from about 1,000 square feet to a little over 1,400 square feet.
At the time of this writing, all but one of the homes at Covered Bridge start in the $100k’s.

This is the one of only two Del Webb communities in Florida I know of where prices start in the $100k’s.
Homes at Del Webb Naples range in size from 1,438 to 2,611 square feet depending on whether you are looking for a smaller attached villa or a larger single-family home. Those homes are typically priced anywhere from the high-$100s up to the high-$500s.

Despite the reasonable price point, those homes still range in size from 1,641 to 2,034 square feet and include many of the most popular features on the market today.

Homes here start out in the mid-$100k’s, but there are also plenty of high-end options with prices ranging all the way up into the high-$1Ms.

Villages of Citrus Hills – Citrus Hills, FL
Located less than an hour from The Villages, the Villages of Citrus Hills is a Florida Retirement Community with single family homes and maintenance free villas that have been built with today’s demanding baby-boomer in mind.
Depending on the style and neighborhood you choose, home and home site packages range from the the upper $200k’s to over $1 million.

Located just west of Orlando, Esplanade at Highland Ranch is a gated community of 475 single-family homes. Amenities here include the standard selling points like a community clubhouse and a resort-style pool, plus there are plenty of courts and walking trails throughout the community.
Homes at Esplanade at Highland Ranch are available in three different collections that range in size from 1,722 square feet up to 2,930 square feet. Those homes start in the mid-$200k’s and can get as expensive as the low-$400k’s.

Freedom at Arbor Mill – Jacksonville, FL
If smaller single-family homes are what you are looking for, Freedom at Arbor Mill is a fantastic option located right outside of Jacksonville. Residents here enjoy access to their own private clubhouse and pool, as well as the public amenities of the larger Oakleaf Plantation community.
The 156 single-family homes at Freedom at Arbor Mill are available with three or four bedrooms with anywhere from 1,585 to 1,986 square feet of living area. Those homes are all very similarly priced in the low-to-mid-$200s.
Freedom at Azalea Ridge – Middleburg, FL
With construction just starting in 2017, Freedom at Azalea Ridge is a newer community of 136 single-family homes located just south of Jacksonville in lovely Middleburg, Florida. Private amenities here include an amenity center, bocce courts, and a covered pavilion. Residents also have access to a wide range of amenities in the larger master-planned community of Azalea Ridge.
Freedom at Azalea Ridge offers multiple floorplans that each include popular features like granite countertops and covered lanais. Those homes range in size from 1,565 to 1,986 square feet, and they are typically priced in the mid-$200k’s.
Freedom at San Salito – St. Augustine, FL
Located in the larger master-planned community of San Salito, just outside of St. Augustine, Freedom at San Salito is a small community of just 96 single-family homes. Residents here have their own private amenities like an amenity center, outdoor pool, bocce courts, and a dog park. They also enjoy full access to all of the amenities available in the San Salito community as well.
There are four different models of homes to choose from at Freedom at San Salito, and those homes range in size from 1,685 to 1,986 square feet. The pricing generally falls somewhere in the mid-to-high-$200k’s.

Watersong at RiverTown offers multiple options for attached villas and single-family homes. And while there are plenty of options to choose from, the pricing is fairly consistent with most homes starting in the low-to-high-$200k’s.
Communities Over $300,000
Retirees on a tight budget may think that $300k (or more) is way too much to spend on a new home in Florida, but the reality is in some of the more expensive parts of Florida that’s the price of admission.
Even so, more than 22% of our readers indicate they plan to spend more than $300,000 on their new home in Florida, so there’s definitely a market for it.
