About the only thing harder since the start of the pandemic than avoiding catching Covid-19 has been keeping this page updated with the latest pricing.
New home pricing has soared here in Florida over the last few years, and every time I turn around somebody else is raising their prices.
What you see below is the pricing I found in May 2022 when I visited the websites of every community listed below.
But “affordable” means different things to different people, so what I wanted to do in this article is give you a list of the cheapest Florida retirement communities, to the most expensive ones, broken down by starting price.
A Note about “Starting Price”
Now, as you probably know, many of the communities you'll find in Florida have a wide range of price points.
Take The Villages for instance. While you can find new homes starting in the $300k's, you can also spend over $1 million if you were so inclined.
Also, starting price almost never equals the price you will actually pay. You have to take into account lot premiums, options, and upgrades before the final price of your home will be determined.
But as far as putting communities in order, there's no easier way to do that than by using starting price as our guide. So just keep that in mind as you're looking at this list.

Communities Under $200,000
Sadly, I don't know of any 55+ communities building new, site built homes here in Florida with prices starting under $200,000. You might find some communities with resales priced under $200k, but not new homes.
Prior to the Covid-19 pandemic, that was a different story.
There were a handful of communities with homes starting in the $100k's at that time. But due to supply chain issues and unprecedented demand for Florida real estate, it's a totally different story now.
Today, the only 55+ communities with prices starting under $200,000 here in Florida that I know of will be manufactured home communities.
But before your brain conjures up images of a 1980's “trailer park” you should know that manufactured homes have come a LONG way over the last few decades.
In fact, today's manufactured homes are built to endure whatever Mother Nature can throw at them just as well as site-built homes and when standing in one, you would likely not even realize you were in a manufactured home.
However, IF you absolutely must stay under $200k and want a site-built home, you should consider looking at Florida retirement community resales by searching sites like Realtor.com and Zillow.com.
You may or may not find homes under $200,000 within a Florida retirement community, but perhaps you could find one close enough to an active community to allow you to enjoy some of the same benefits afforded residents.
For example, I don't see any at the time of this writing, but in the past I have seen some of the earlier manufactured homes in The Villages going for around $100,000.
Now, whether you own a $99,000 home or a $999,999 home, if you are a resident of The Villages you're afforded the same rights and privileges as the next guy.
But even if you were to find something just a bit outside The Villages but within driving distance, you could enjoy many of the things that make living there so great, like the many restaurants, shopping and entertainment venues, and so on.
So once you've zeroed in one where in Florida you would most like to live, start by searching the sites I mentioned above and just see what pops up for you.
Communities $200,000 to $300,000
If you are able to spend more than $200,000 on your new home in Florida, here's where things really get interesting!
Again, pre-pandemic, there were a lot more communities starting in this price range, but the same forces I mentioned before bumped them out of this range.
That said, some of my favorite communities still offer homes starting in this range.
On Top of the World – Ocala, FL
At On Top of the World, active adults will find all they dream about and so much more. Located in beautiful Ocala Florida, On Top of the World residents can enjoy any schedule that suits their tastes – from activity packed to unhurried.
Leisure amenities include 54 holes of golf on three courses, indoor and outdoor swimming pools, tennis courts, a 14-acre R/C flying field, bocce, racquetball and basketball courts, fitness center, health club and spa, restaurants, cultural venues, and much more.
There are 23 floor plans available with prices ranging to suit every budget starting in the $200k’s.
Del Webb Stone Creek – Ocala, FL
Del Webb Stone Creek is a gated, 55+ active adult community located in the horse capital of the world, Ocala, FL. Boasting an 18-hole championship golf course with full grill, resort-style pool, fitness center, spa, multiple game courts, a full-time lifestyle director and more, you will be ready for your “Next Great Adventure.”
Single-family homes start in the $200k's.
Covered Bridge – Lake Placid, FL

Located about two hours south of Orlando in Lake Placid, Covered Bridge is a community of 230 attached and single-family homes.
New single-family homes are available in eight different ranch-style floorplans that range in size from about 1,000 square feet to a little over 1,400 square feet.
At the time of this writing, the homes at Covered Bridge start in the $200k’s.

The homes at Lake James are available in more than a dozen different layouts ranging from as small as 1,510 square feet to a much larger 2,420 square feet. Those homes typically start in the $200k's.

The smallest homes at Latitude Margaritaville Watersound are called Cottages (Conch Collection) that range in size from 1,204 a/c sq. ft. to 1,466 a/c sq. ft.
The next size up are Villas (Caribbean Collection) that range in size from 1,503 a/c sq. ft. to 1,862 a/c sq. ft. After that there are two different collections of Single-Family Homes which max out at around 2,500 sq. ft.
At the time of this writing, home prices start in the high 200k's.
Ocala Preserve – Ocala, FL

The condos at Ormond Renaissance are available in sizes ranging from 1,248 to 1,515 square feet. Those floorplans can be for two or three bedrooms, and last time I checked they are priced anywhere from the high-$200k's to the high-$300k's.
Communities Between $300,000 and $400,000
Retirees on a tight budget may think that $300k (or more) is way too much to spend on a new home in Florida, but the reality is that today, for a lot of communities that's the price of admission.
Bridgewater at Viera – Melbourne, FL

Between the attached villas and the single-family homes, Bridgewater at Viera offers a total of five different floorplans to choose from that range in size from as little as 1,593 square feet all the way up to 2,807 square feet. These homes start in the $300k's.
Cascades at River Hall – Alva, FL

With multiple builders that each offer a selection of styles and floorplans, the options are nearly unlimited at Cascades at River Hall. Those choices can be as small as 1,500 square feet, or they can range up towards a more comfortable 2,800 square feet. Depending on what you are looking to build, the prices can start in the $300k's and move all the way up into the $400k's.

New construction homes at Cascades at Southern Hills are currently available in seven different floorplans ranging from about 1,500 to 2,335 square feet. Unfortunately they no longer share their pricing online, but prior to making this change home prices there started in the $300k’s.
Champions Gate – Davenport, FL
Champions Gate is a 900-acre master-planned community located in southwest Osceola County, Florida. Champions Gate is ideally situated with easy access to the Orlando International Airport, Walt Disney World® Resort and Universal Orlando.
The 20,000 sq. ft. Oasis clubhouse features a huge resort-style pool with water slides, lazy river, splash park, state-of-the-art fitness center, tiki bar, movie theatre, and volleyball courts. For those interested in hitting the links, there’s an on-site 18-hole championship golf course. And, next door to Champions Gate is another 36 holes designed by Greg Norman.
Champions Gate offers condos, townhomes, and single-family homes starting in the $300k’s, perfect for those looking for either a year-round or vacation home in Orlando.
Cresswind at PGA Village Verano – Port St. Lucie, FL

Parkland Preserve at World Golf Village
Just south of Jacksonville is where you’ll find Parkland Preserve at World Golf Village, an active adult neighborhood offered by Freedom Homes, a D.R. Horton company.
Community features include a gated entrance, amenity center with pool and Lifestyle Director to help residents meet their neighbors, stay active and make new friends! Homes start in the $300k’s and are single-story, thoughtfully designed and feature covered lanais to enhance your Florida lifestyle.

Homes here start out in the $300k’s, but there are also plenty of high-end options with prices ranging all the way up into the high-$1Ms.
