Del Webb Bexley Review

Del Webb Bexley is a 55+ community located about 30 minutes north of Tampa on Florida's west coast.

It is yet another Florida Del Webb community that lives within the confines of a much bigger master-planned community, in this case a community named Bexley.

Bexley is actually right next to Starkey Ranch which I’ve covered here before. 

Bexley itself is a multi-generational community, and offers neighborhoods fit for first-time buyers to retirees, and pretty much every life stage in between.

I'd say nearly half of the Del Webb communities in Florida are stand-alone communities, while the other half follow this “community within a community” model.

One of the great things about the “community within a community” model though, is not only do you get to enjoy and use the amenities in your own neighborhood, but you also get to use and enjoy the amenities the broader Bexley community offers too.

Bexley Overview

Bexley is located in the town of Land O' Lakes, Florida which is in Pasco County. Here's a map for reference:

One of the Top 50 best-selling Master-Planned Communities in the country, Bexley had 510 new home sales in 2021.

Bexley has miles of picturesque trails, with plenty of outdoor workout stations along the way. 

There are also a number of unique parks throughout the community, including a BMX bike park (the grandkids will love that!), a dog park, and a lakefront park with a firepit and adirondack chairs. 

While 9 times out of 10 you’ll be enjoying the resort style pool inside your own Del Webb Bexley neighborhood, there’s also a general Bexley Clubhouse and pool if you like a little variety or it might even be a great option when the grandkids come visit. 

The Hub at Bexley is a retail destination that features restaurants, shops, professional services, and even a Marriott hotel. 

Stores like Publix, Target, Sam’s Club and Costco are just a few short miles from Bexley, as are popular restaurants like Carraba’s Ford’s Garage, Beef O’ Brady’s, and of course Starbuck’s.

There are plenty of local (non chain) restaurants nearby as well like Fish Bowl Kitchen, Welton Brewing Company, The Hungry Greek, Healthy & Fresco, Larry's Deli & Sandwich Shop, and Hungry Harry's Famous BBQ.

There are a few local medical facilities like Medical Center of Trinity, Morton Plant Hospital, and Advent Health Connerton, but the bigger ones like Moffitt Cancer Center and Tampa General are a little further away closer to Tampa. 

A wide range of beaches are between 30 and 60 minutes away.

Del Webb really pioneered the idea of having lots of amenities for retirees to enjoy in their communities, and the size and scope of amenities that they build into their communities continues to evolve.

Most of the amenities at Del Webb Bexley are housed in the 19,000 square foot clubhouse which includes a fitness center, a “movement” studio (think aerobics, yoga, pilates, etc.), an arts and crafts room, a ballroom, as well as a Bistro and Sports Bar.

The fun continues outside with a resort style pool, pickleball courts, an outdoor amphitheater/event lawn, a community garden, a dog park, and more. 

A full-time Lifestyle Director is there to help keep the fun going all year long.

When it’s all said and done, Del Webb Bexley will be home to about 850 homes.

Del Webb Bexley offers 12 different single-family home styles to choose from, ranging in size from about 1,400 sq. ft. to more than 3,300 sq. ft.

While there are no villas, that’s a pretty broad range of home sizes, so odds are good you can find one that fits your specific needs. 

The floorplans here are the same as the ones we’ve seen in other Del Webb communities in Florida, including the ever popular Mystique floorplan.

Final Thoughts

Like I’ve said repeatedly, the decision to live in one Del Webb community vs. another one really boils down to location. Housing and amenities will be pretty much the same across the board. Of course the prices will vary, but again, that’s a function of location more than anything else.

Bottom line though, if the Tampa area is on your radar, you’d be doing yourself a disservice by not checking out Del Webb Bexley when you’re in the area.
