Latitude Margaritaville Watersound is the 2nd Jimmy Buffett inspired 55+ community in Florida, and the 3rd one overall when you include Latitude Margaritaville Hilton Head.

It is located near the famed State Road 30A, a scenic stretch of road in the Florida Panhandle, between Panama City Beach and Destin.

If you've done any research on Latitude Margaritaville Daytona Beach, you'll quickly find that the developers have decided not to reinvent the wheel here in Watersound.

Many of the amenities, community features, and floorplans are similar and/or exactly the same as you'll find at Latitude Margaritaville Daytona.

Who Is Developing Latitude Margaritaville Watersound?

While LM Daytona and LM Hilton Head have been joint projects between Minto Communities and Margaritaville Holdings, LM Watersound is actually a three-way partnership between those two entities and the St. Joe Company.

The St. Joe Company is one of the largest landowners in Florida, particularly in this part of the state, so if a community of this type was ever going to be built here, it makes perfect sense to do it with them.

Where is Latitude Margaritaville Watersound?

Latitude Margaritaville Watersound is located on Northwest Florida’s Emerald Coast between Pensacola & Panama City.

This area is best known for the emerald green waters of the Gulf of Mexico, white sand beaches and rolling dunes, and untouched forests that stretch for miles.

Understandably, this part of Florida is a big vacation destination for people who live in both Florida and Georgia, but you'll also see a ton of license plates from Alabama, Louisiana, and Texas because of the proximity to I-10.

Here's how far Latitude Margaritaville Watersound is from some popular cities in this region:

  • Destin, FL – 50 miles
  • Pensacola, FL – 116 miles
  • Tallahassee, FL – 125 miles
  • Mobile, AL – 163 miles
  • Biloxi, MS – 224 miles
  • New Orleans, LA – 405 miles

If you plan to fly your best bet would be to fly into Northwest Florida Beaches International Airport (ECP) which is approximately 15 minutes from Latitude Margaritaville Watersound.

Latitude Margaritaville Watersound Amenities

The list of amenities coming to Latitude Margaritaville Watersound is very similar to what we've seen in other Latitude Margaritaville communities.

Taking advantage of this particular location though, the Latitude Town Center overlooks the Intracoastal Waterway and is adjacent to a planned public marina.

Latitude Margaritaville Watersound Floor Plans

The smallest homes at Latitude Margaritaville Watersound are called Cottages (Conch Collection) that range in size from 1,210 a/c sq. ft. to 1,481 a/c sq. ft.

The next size up are Villas (Caribbean Collection) that range in size from 1,507 a/c sq. ft. to 1,865 a/c sq. ft.

After that there are two different collections of Single-Family Homes:

The Beach Collection homes range in size from 1,685 a/c sq. ft. to 2,393 a/c sq. ft.

The Island Collection homes range in size from 2,330 a/c sq. ft. to 2,568 a/c sq.ft.

At the time of this writing, home prices start in the $300k's.

Latitude Margaritaville HOA Dues

As there are four different collections of homes at LM Watersound, there are four different levels of HOA dues and what they include.

Cottages (Conch Collection):

  • 2025 Monthly Fees* – $322.09
  • Projected Monthly Fee upon Build-out** – $331.29

What They Include:

  • Common area maintenance (lawns, landscape, trees, irrigation, Association walkways, trails, roads, lake/waterway management, lighting, signage)
  • Access to the Amenity Center (Fins Up! Fitness Center, Latitude Town Square Bandshell, Last Mango Theater, Workin' N' Playin' Center, Barkaritaville Pet Spa, Coconut Telegraph Business Center, The Hangar Workshop, Latitude Bar & Chill Restaurant, Changes in Attitude Bar, Paradise Pool with Beach Entry, Tiki Huts, Tennis & Pickleball Courts, Bocce Ball Courts)
  • Latitude Lifestyle Programming (additional fees may apply for some activities)
  • Association common area insurance(s)
  • Entry gates
  • Lot landscape maintenance
  • Reserves (exterior paint, driveways and roof replacement)

Villas (Caribbean Collection):

  • 2025 Monthly Fees* – $351.00
  • Projected Monthly Fee upon Build-out** – $360.20

What They Include:

  • Common area maintenance (lawns, landscape, trees, irrigation, Association walkways, trails, roads, lake/waterway management, lighting, signage)

  • Projected Monthly Fee upon Build-out** – $332.28

Single Family Homes (Vista Collection)

  • 2025 Monthly Fees* – $338.08
  • Projected Monthly Fee upon Build-out** – $347.28

What They Include:

    I’m puzzled by Margaritaville on the gulf coast doesn’t plan to provide for and offer a gulf side beach club as in the Daytona location. I think it would be very popular and hope they’re still talking about it.

    I can attest that a golf course in the Panama city beach area can over the long-haul be a hinderance to the community and its property values. Hombre Golf club was once a bustling golf course and the Glades subdivision seemed to benefit from fine homes situated on the golf course. Until they closed the golf course 4-5 years ago now the homes situated along the greens are looking at a Duplin Winery and the currently paused construction of a strip mall.

      not everyone is a golf nut…..some of us want a NON golf community. Go to the 1,000 other retirement communities with golf and let the rest of us go to LM.

      I’m among the 92% of folks who do NOT golf (Data from the National Golf Foundation), & much prefer my HOA dues do NOT go to support the costly maintenance of two or three professionally designed golf courses. As a retiree, I would definitely seek a community where I’m NOT paying for the 8% of folks who love the sport.

        Ty! Golf courses are immense expenditures for the whole and enjoyment for the few. I know I lived in Big Canoe… what a financial disaster for 97% of the residents. Let alone the devastation of the water sources and wildlife with the noisy fan pollution in the hot months and the dispersion of chemicals daily. To have a community without golf courses is indeed a very attractive incentive to purchase here. The sustainable monthly fees would triple with a golf course.

      This sounds perfect with NO GOLF!!! Lol!! I hate golf and can’t seem to find a quality place with no golf course! Sounds like a Godsend!!
