Minto Communities, who have had active adult communities featured on my site for several years, recently announced that they are partnering with Jimmy Buffett's Margaritaville brand on a massive new 55+ community in my hometown, Daytona Beach.
The nearly 7,000 home, golf cart-friendly community is called Latitude Margaritaville.
The Community
In a statement announcing the community back in 2017, Margaritaville CEO John Cohan said, “With Minto’s expertise in creating master-planned developments and Margaritaville’s inherent ability to deliver fun and escapism, Latitude Margaritaville has the exact coordinates for those looking to live the Margaritaville lifestyle as they grow older, but not up.”
Current plans call for between 6,000 and 7,000 homes but more adjacent land is available so that number could increase if the community meets with success.
It will be the largest master-planned community ever built in the Volusia-Flagler area, and some are already taking to calling it “The Villages East”.
The first phase will include up to 3,400 homes. Home prices are expected to range from the low $200,000s to the mid-$300,000s.
As of late 2018, they have already sold more than 500 homes!
As you might have suspected, Latitude Margaritaville is being designed to reflect the Margaritaville lifestyle, including the look and feel of its homes, which will feature an Old Florida/Key West architectural style.
A 200,000-square-foot retail center is also planned, and will include a grocery store as well as other restaurants and shops.
The Amenities
Some of the amenities residents will enjoy at Latitude Margaritaville include a fitness center with an aerobics studio, an indoor lap pool and spa, indoor and outdoor dining with signature Margaritaville food and beverage concepts, arts and learning programs for residents and guests, a resort pool area with beach entry, and a band shell for live entertainment.
A senior VP with Minto said “We're definitely going to do some live broadcasts from Latitude Margaritaville on their SiriusXM Channel,” and he said he was told by Margaritaville Holdings officials, “You never know when or where Jimmy Buffett may show up to do a concert.”
Private Beach Club
Latitude Margaritaville will also feature “a separate private beachfront club with breathtaking views and beachfront amenities on the Atlantic Ocean, which residents can access via a continuous loop shuttle service.”
When Minto acquired the property for this beach club more than a year ago, I loved the idea and thought it would be an incredible amenity for any kind of community.
Now with the Latitude Margaritaville branding in place, it makes even more sense.
One of the biggest hassles for people who live in this area but not directly on the beach is you have to pack up your car with your coolers, your beach chairs, your umbrella, and drive yourself over to the beach, fighting traffic along the way, find parking, unpack all that stuff, and then you can finally “relax”, but in the back of your mind knowing that in just a few hours you're going to have to pack it all back up again and head home.
Latitude Margaritaville residents won't have those problems.
Just hop on the bus, and in 19 minutes you're enjoying the beach at your own private beach club.
Beach chair and umbrella? Check.
Food and adult beverages? Check.
Want to take a dip in the pool? Check.
Need to use the restroom? Check.
I get emails all the time saying, “Give me a 55+ community on or near the beach.”
Well this is the next best thing, and you won't have to pay beachside real estate or insurance prices to get there either!
World-Class Golf and Tennis
If you play either golf or tennis, Latitude Margaritaville could not be in a better location.
The LPGA is headquartered here in Daytona Beach, and Latitude Margaritaville is located (literally) right next door to the LPGA International Golf Club.
LPGA International boasts two world-class four-star courses as rated by Golf Digest. Named for Arthur Hills and Rees Jones, The Hills Course and The Jones Course are distinct in design and play, but are both great for all skill levels.
They're known as two of the best courses here in the area, and news reports have suggested that there will be special membership deals for Latitude Margaritaville residents.
On the tennis side, less than one mile away from Latitude Margaritaville is the Florida Tennis Center.
The Florida Tennis Center served as the home of USTA Florida, until just recently when the organization moved to the USTA's newly completed National Campus in Lake Nona.
The Florida Tennis Center has 24 Clay Hydro-Courts, 20 of which are lit for night play.
