While a lot of the communities we talk about on this site are age-restricted 55+ communities, we also talk about a lot of communities that are not age-restricted.
Some people call these “all ages communities” or “multigenerational communities” but no matter what you call them, the idea is the same; residents of all age groups living amongst each other in the same community.
We know it's not always easy to distinguish between age-restricted and non-age restricted communities, especially since most of the communities we write about contain the types of amenities and offer the sort of lifestyle that would appeal to the 55+ crowd.
So with that in mind, we decided to create this page to highlight some of the best non-age restricted or “all ages” communities Florida has to offer.

Citrus Hills
Not to be confused with The Villages (which is 55+) the Villages of Citrus Hills is located about 80 minutes north of Tampa on Florida's West Coast. The Villages of Citrus Hills is a master-planned community with single family homes and maintenance free villas, and an extraordinary collection of world-class community country club amenities and extensive social activities. A wide variety of homes and homesite packages are available.
Lakewood Ranch
Just minutes from the beaches of Sarasota, Lakewood Ranch is the #1 best-selling multigenerational master-planned community in the country.
With everything from low-maintenance condominiums to single-family houses starting in the $400k's, Lakewood Ranch offers a neighborhood option for just about every type of family and budget. There are also a few 55+ community options available, including Del Webb Lakewood Ranch and Cresswind Lakewood Ranch.
Venetian Bay
Perfectly situated in Central Florida’s favorite beach town, New Smyrna Beach, Venetian Bay (A Geosam Capital development) offers World Class Resort-Style amenities to its residents. Champions Gate
Champions Gate is a 900-acre master-planned community located in southwest Osceola County, Florida. Champions Gate is ideally situated with easy access to the Orlando International Airport, Walt Disney World® Resort and Universal Orlando.
The 20,000 sq. ft. Oasis clubhouse features a huge resort-style pool with water slides, lazy river, splash park, state-of-the-art fitness center, tiki bar, movie theatre, and volleyball courts. For those interested in hitting the links, there's an on-site 18-hole championship golf course. And, next door to Champions Gate is another 36 holes designed by Greg Norman.
Champions Gate offers condos, townhomes, and single-family homes starting in the $200k’s, perfect for those looking for either a year-round or vacation home in Orlando.
Wellen Park
Wellen Park is just minutes from the beaches of Venice on Florida's West Coast. Wellen Park features boutique shops and restaurants, a number of 18-hole championship golf courses, and it is the new home of Atlanta Braves Spring Training.
Similar to Lakewood Ranch above, Wellen Park offers a variety of different neighborhoods with homes from different builders available in a range of sizes and price ranges.
Nocatee
Nocatee is located in Ponte Vedra, which is in the Greater Jacksonville area, and is comprised of a number of neighborhoods from a variety of homebuilders. Nocatee is a coastal community that blends a variety of neighborhoods with schools, parks, recreation, offices, shopping, restaurants and so much more. Nocatee is home to world class amenities, with several tranquil greenspaces, pools, dog parks, and more.
By incorporating elements of “Smart Growth,” Nocatee provides its residents with employment opportunities, shopping, schools, recreation and beautiful homes – everything needed for and exceptional quality of life.
Nocatee does have a 55+ component to it, and that is Del Webb Nocatee.
Del Webb Nocatee is a new 55+ gated community in Ponte Vedra, which is in Northeast Florida, just minutes from Jacksonville and St. Augustine, and about 4 miles from pristine beaches.
The Canopy Club offers luxury amenities just a golf cart's drive away, including a zero-entry pool, pickleball courts, fitness studio, and even an onsite Tavern & Grill with private wine lockers.
Viera
Viera is located on Florida's Space Coast, about halfway between Cocoa and Melbourne. Within Viera you will find A-Rated schools, habitat preservation and environmental protection, shopping, dining, houses of worship and healthy living options.
Shopping, dining, and entertainment options are available at The Avenue Viera and the Viera Town Center.
Like most of the communities above there are a number of neighborhoods, and there 55+ options available as well.
Lake Nona
Lake Nona is a very popular Orlando area community close to plenty of amenities like shopping, restaurants, the Orlando International Airport and more.
Residents here can enjoy an impressive amount of preserved green space, pools in every neighborhood, endless miles of trails, and some of the fastest internet speeds you will find anywhere in the world. On top of that, Lake Nona offers a plethora of educational options and outstanding healthcare facilities.
The U.S. Tennis Association recently opened a state-of-the-art training facility in Lake Nona with more than 100 tennis courts which will boost interest in Lake Nona in the coming years.
Tradition
If one name stands out in the world of master-planned communities, its Tradition. This vast community sprawls across more than 8,300 acres of prime real estate in Port St. Lucie, Florida, which is north of West Palm Beach on Florida’s East coast.
Tradition Florida is comprised of several distinct neighborhoods and communities. However, they all center around a couple of town centers, where residents enjoy easy access to a wide array of shops, restaurants, clinics, banks and other services.
While Tradition is home to all types of neighborhoods, there are active adult sections within it.
Babcock Ranch
Located in Southwest Florida just north of Fort Myers, Babcock Ranch is the first solar-powered town in America, and will ultimately include 19,500 homes and six million square feet of commercial space.
Downtown Babcock Ranch, an area featuring restaurants, a lakeside boardwalk area, band shell for live entertainment, outfitters and equipment rental store, marketplace, co-working office space, Healthy Life Center and a splash pad fountain.
Babcock Ranch offers more than 50 home designs ideal for young millennials, growing families, empty nesters and retirees alike.
Starkey Ranch
Starkey Ranch is located just north of Tampa on Florida's West Coast. The community itself comprises more than 2,400 acres and is adjacent to the 18,000 acre Jay B. Starkey Wilderness Preserve.
Amenities include a planned 20-mile trail system, multiple parks, a handful of dog parks, and more.
A variety of homebuilders have been chosen to build Starkey Ranch, and like most of the other communities on this page you'll find an array of home sizes and styles available.
Bexley
Located in Land ‘O Lakes, about 30 minutes north of Tampa, Bexley is one of the best-selling communities in the United States right now.
There are miles of multi-surface trails for biking, running and walking, two resort-style pools with splash pool and lap pool, a dog park, and much more.
Bexley offers an array of homebuilders, a variety of new home options, and though most parts are not age-restricted, Del Webb is currently building a 55+ neighborhood called Del Webb Bexley.

I am not sure if I want a 55 and older community or no age limit community. But, I do want to be on the east coast, near the Atlantic Ocean. Husband and I are 55 and over, but we have two daughters in 20’s and would hate to not have them live with us if they ever needed to for financial or other reasons. Thanks
